Budgeting
Plan FF&E at 12–18% of total project cost for upper-mid hospitality, 18–25% for luxury. Within FF&E, allocate ~55% to seating and beds, ~25% to case goods, ~15% to lighting, and ~5% to accessories.
Lead-time math
Order placement should sit 16 weeks before handover for Italian luxury, 10 weeks for project-grade. Build a 2-week installation buffer into the program for SEA projects to account for customs and on-site coordination.
