Specifying Luxury Furniture for Hospitality Projects in Southeast Asia

2026-06-08 · Areda Editorial

Hospitality FF&E is a different discipline from residential. Volumes are higher, durability requirements are stricter, and the lead-time math has to fit a fixed handover date. Here is how Areda Atelier approaches it.

The Areda Projects line

Our Areda Projects catalogue (909+ items) is engineered for contract use. Pieces meet contract durability standards, ship in container quantities, and have shorter lead times than the luxury line — typically 6 to 8 weeks.

Budgeting

Plan FF&E at 12–18% of total project cost for upper-mid hospitality, 18–25% for luxury. Within FF&E, allocate ~55% to seating and beds, ~25% to case goods, ~15% to lighting, and ~5% to accessories.

Lead-time math

Order placement should sit 16 weeks before handover for Italian luxury, 10 weeks for project-grade. Build a 2-week installation buffer into the program for SEA projects to account for customs and on-site coordination.

How Areda supports the project

We act as the regional FF&E partner: single PO, single delivery schedule, single point of accountability. Our team handles customs, warehousing, staged delivery, and on-site installation across Thailand, Singapore, Malaysia, Vietnam, Indonesia, and Cambodia.
